You can order any sized window, It will be a special order window so it will take some time. Check with any lumber yard or big box store.

Re: Skirt vents. Should they be open all year ?
My personal opinion is this, If you live in a cold region you really do not need (or want) ventilation. You want as much heat under your home as possible to keep things from freezing. If you live in a warmer region leave them open year round.

Re: window style and size
You will need to totally reframe to fit the windows. You can reframe just kike a stick built home, but you need to think about the wall space you will be loosing and decide if it is worth it. Wall space in a single wide is always at a premium.

Re: What Could be Causing this Staining on Ceiling?
Check the light, I have seen fluorescent ballasts give a black "smoke trail" before. I'm not saying that is what is causing it, but if you have dropped the light and everything is dry it is a possibility that the light it's self is the source.

You have a leak someplace. It could be a roof leak or possibly where the wall & roof meet. Possibly drop the light down and see if you can get a look, Get up on the roof and take a CLOSE look also at the edge where the roof & wall meet.

I did 12" all around. When you install the new roof add a foot to the ends. I worked off of the purlins and attached the box assembly to the purlins and wall studs.

Re: Permanent Foundation vs. Addiontial Perimeter Blocking
Perimeter "support" is what ever you need. In the cold regions where the ground freezes you want below the frost line footers for support that does not shift in freezing weather. What you are looking for is added support to carry the load that is being transferred to the floor joists outsi...

You will get to get up on the roof and get a look at what is really happening. Lots of "could be's" May be a vent cover missing, could be rust, could be gasket/caulk, could be.......

Re: Hanging a non hard wired light, how heavy?
Hard to answer for sure, but GENERALLY if you are just putting up a single bulb globe type light you can just use a plastic work box type. More than that you will want to secure to a joist/truss.

Re: Heat cable question
The heat cable was in place to prevent a buildup of ice. The changes you made should help prevent damage FROM ice buildup.
I think I would go a winter and see if you have problems. Remember to keep the roof as clear as possible of heavey snow.

Ask to see her HUD manufactured home credentials (Specifically manufactured home mechanic) . Then call the manufacturer.
They are there to provide support to the walls witch in turn support the roof.

Re: Should windows have gaps like this??
I will say at the very least a poor installation. It may or may not leak depending on how well it was sealed. Since this is a new home I would do a complete inspection of everything. Look everywhere under cabinets, in closets, open & close every door & window. Check all outlets & switche...
