You will find that 99% of MH's have branch circuits run below the floor joists, not overhead. If you can find an access panel in the belly material underneath a tub or shower on the side of the home you need to work, you may be able to stick your head up there and look down the gap between the joist...

The only reasons I can think of an access panel corroding is because the leak is either from the heating element (cheap fix), or one of the top fittings (anode, outlet or T&P valve) and running down between the tank and the shell.

Is that the only location these occur? Has this area been checked for level already? Considering that the pressure switch and tank must be installed adjacent to each other, I think that will determine where you can place the tank.

I've have good results using the big jug of indoor/outdoor 9 month insect killer. Simply spray the backside of the skirting and the ground around the perimeter underneath. If you have a pump-up garden sprayer you can dedicate to this use, it will save your trigger finger.

So you already removed the motor? If so, I wouldn't hesitate to place several drops of heavy oil (like 75w-90 gear oil) down the shaft on both ends if you can. Most condenser fan motors have 1 shaft facing down, so if you can get some oil into the bottom somehow, it may help. Spin the shaft while ap...
