stupid question possibly

So how exactly is a mobile home is it like a car title like thing or is it like a house and you have a deeds thing for it?

Just would like to know since I maybe looking for a mobile home in a couple years.

With ours we have a title (it's paid for) like a car.
We pay for a tax sticker for the window showing we paid our county/state taxes.
also a lot rent because it's in a park. If you have your own piece of land there is no rent, maybe just a mortgage.

Since you can conceivably put the transport wheels back on and move the home it is considered a vehicle.
Our previous home was in a subdivision considered Real Property, because we bought the MH and then bought the little piece of property it sat on later, as a package mortgage deal.
That home sat on a poured cement foundation with a crawl space, so for all extent a purposes it was a REAL House and not a mobile.

houses don't have deeds. that land they sit on has the deed.

The regulations depend on your state. Usually deeds are for land & structures on it. Others consider a mobile home personal property. Greg

some states let you change the mobile home from vehicle to deeded property if you install/update to the correct type of foundation and submit the correct paperwork... this can be anything from what the home sits on, to just installing cemented together cinder blocks around an existing home.... local and state regulations are what determine that....

overall, there is more financing available for used mobile homes that are titled real estate than for mobile homes that are personal property, but again, that is very regionally driven... some local banks in areas with a lot of mobile homes will lend on personal property mobile homes.
